Homeowner and Association Responsibility List


A listing of the Association’s maintenance, repair and replacement responsibilities is detailed below.  Any function not listed as an Association responsibility, is the maintenance, repair or replacement obligation of the homeowner.

ASSOCIATION RESPONSIBILITY - COMMON AREA

  • Roads, Parking Areas, Curbs - snow removal, maintenance, repairs, replacement

  • Site Lighting - maintenance, repairs, replacement

  • Entrance/Street Signage - maintenance, repairs, replacement

  • Walkways / Sidewalks - snow removal, maintenance, repairs, replacement

  • Perimeter Fences - maintenance, repairs, replacement

  • Landscaping - mowing, trimming, edging, mulching, pruning, turf applications, weeding, cleanup, replacement (not back or side patios or terraces). This also includes limited common area.

  • Mailbox – maintenance, repair and replacement

  • Exterminating – all common area (not inside the home or outside or in limited common areas)


ASSOCIATION RESPONSIBILITY – UNITS

  • Exterior Painting / Staining – Unit doors (front and back except garage), building wood trim and siding, and fences and railings (spindles) - on scheduled basis

  • Gutters & Downspouts and Soffits & Fascia Boards – maintenance, repair and replacement

  • Roofs - shingles and flashing maintenance, repair and replacement

  • Private Driveways - snow removal

  • Fencing – ground level patios and terraces – maintenance and repair *

  • Decks - Hand railing and spindles only – maintenance and repair *

  • Shingle Line Rake Boards – maintenance, repair and replacement *

    Note:  All items above with * include painting or staining of repaired area.


OTHER

  • Fire Hydrant Maintenance - North Wales Water Authority

  • Water Service - North Wales Water Authority

  • Sewer Mains - Whitpain Township


HOMEOWNER RESPONSIBILITIES

The following is a list of some (but not all inclusive) of the items not repaired, maintained, replaced or serviced by the Association.  These items belong to and are the responsibility of the homeowner to handle at the homeowner’s expense.

ALL EXTERIOR REPLACEMENT WORK marked with * is SUBJECT to PRIOR WRITTEN APPROVAL by the BOARD.  The Architectural & Landscape (A&L) form is available from our management company or can be downloaded as a PDF from this site under Forms in the Homeowner area.  The homeowner needs to be sure that all contractors must have insurance and provide a certificate of insurance to protect the HOA and homeowner.

Any painting or stucco work must use approved HOA colors.

  1. Windows, frames, trim and flashing *

  2. Garage – garage door (including painting), garage door entrance, siding, door trim *

  3. Building wood siding and trim *

  4. Building and garage stucco *

  5. Deck boards and structure *

  6. Chimneys, stone work and pointing *

  7. Exterior doors and door frames *

  8. Exterior light fixtures *

  9. Skylights *

  10. Roof, attic and dryer vents *

  11. Exterminating to the home (inside and outside) and limited common areas

  12. Private driveways – replacement *

  13. Concrete patios *

  14. Terrace, back and side patio landscaping

  15. Roof dormers ( end units only) – this is the high “triangle” over the front entrance at the roof line - the “filler portion” (T-11 plywood) is homeowner responsibility *

  16. Concrete - block outside of front door only

  17. Landscaping - Limited Common area – Other than annuals and perennials, you must submit A&L form for any re-landscaping *

  18. Painting of the gas meter pipes, and all other utility boxes near the gas meter, which are attached to the home. This includes gas lines for gas fireplaces
